Industrial real estate is booming in Mexico due to nearshoring to United States of America market, with an increase likely due to Mexico’s 2023 Nearshoring Decree. In cities like Monterrey the available inventory is less than 1%. This effect in the real estate market is present also in the south region of the United States of America. This market is raising important challenges in the purchase and leasing of industrial real estate from the negotiation, due diligence and utilities availability for projects and the a definition of a good strategy for a successful deal.
